There is a high level of service being provided at these communities, with a well-compensated staff and above average food service options. MULTI-FAMILY UNITS

Central Oaks is a perfect example of the multifamily assets that Fieldpoint Equity tries to participate as a GP or fully acquire. This was a prime example of a full cycle unit that Fieldpoint Equity team was part of a successful exit. Within 24 months. for all investors that participated with Fieldpoint Equity, each client gained an impressive 64.35% Return, 32.18% annualized return, and 29.67% IRR. Central Oaks was a collection of 32 apartments purchased in 2021. This property was well located, in fast growing Summerville, SC; in the Charleston, SC MSA, where current rents were more than $300 under achievable levels, with a potential to build

additional units. This collection of units was a desirable mix of 2 and 3 units, all with W/D connections which created a revenue opportunity. When this property was purchased, 97% of units were currently occupied with only unit vacant that was being renovated at the time. The GP partnership in full renovated majorly of the rest of the units, added landscaping, and other amenities before successfully exiting this property in full.
